Yardi alternative: VemLease for shopping centres, retail and mixed portfolios
VemLease is a Yardi alternative for landlords who want the lease, turnover rent, service charges, tenant sales and footfall in one platform, built and adapted by Vemco Group's own development team. Yardi Voyager is a strong enterprise platform for large multi-asset portfolios, and VemTenant connects to it, so this page compares both fairly: what each one is for, and where VemLease is the better fit.

What VemLease is, in five answers
What it is. VemLease is lease management software for landlords and property managers of shopping centres, retail property, office buildings, mixed-use and residential portfolios. It keeps every lease with its units, rent steps, indexation, turnover rent, charges, invoices and critical dates in one register, and it is part of the Vemco platform, so tenant sales from VemTenant, footfall from Vemcount and occupancy from VemSpace sit next to the lease data.
Core toolkit. Lease administration per company and management file; a rent roll built from the leases; service charge and CAM reconciliation with a budget per cost line, allocation keys, periodic quota invoices and a year-end settlement; tenant billing; critical dates with alerts; a tenant portal where retailers report their sales; and reporting with dashboards and a data cube for your own BI.
What makes it distinctive. One data model for the lease, the tenant's sales, the visitors and the space. Turnover rent is calculated from the sales tenants report in the portal, with automatic reminders when a report is missing, and the footfall next to it comes from Vemco's own sensors with a contractual accuracy minimum of 96 percent, typically 98 to 99 percent. Our own development team builds the platform, so when you need something adapted, we can do it.
Where it is most useful. Shopping centres with turnover rent and anchor leases, retail portfolios with many leases and landlords, office buildings that run a service charge year floor by floor, and mixed portfolios that want all of it in one place with local support from Vemco Group's offices and a certified partner network of more than 200 partners in 90 countries.
Access and learning curve. VemLease is 100 percent cloud, used in the browser, with users who only see the menus they have rights to. It was built as an out-of-the-box product for lease management rather than a generic ERP, so a property team works in the terms it already uses: units, leases, charges, invoices.
One honest limit. VemLease is a landlord-side lease platform. It does not try to be the accounting system for a whole real estate group; it connects to the ERP you already run (SAP, Microsoft Dynamics, Sage, Salesforce, a REST API and a SQL Server data cube). If your organisation wants one vendor for property accounting, investment management and leasing in a single enterprise suite, Yardi Voyager is built for that, and the next section says so.
Yardi, in short
Yardi Systems sells several products, and the comparison only makes sense when the product is named.
Yardi Voyager
The enterprise platform: property management, accounting, leasing and operations on one database, for large residential and commercial portfolios. The Yardi Commercial Suite adds procure-to-pay, deal management and the CommercialCafe tenant portal, and Yardi launched Virtuoso AI agents for it in September 2025.
Yardi Breeze
Yardi's product for smaller portfolios. Breeze and Voyager are different products with different scope, so a Breeze experience or price says little about Voyager, and this page compares VemLease with Voyager.
Yardi Retail Manager
Yardi's retail module handles turnover rent and tenant sales entry through its portal. It is the closest Yardi product to what a shopping centre does in VemLease, so the table below names it where it matters.
What review sites report
Reviewers on Capterra, Software Advice, G2 and SelectHub praise Yardi Voyager for one system that holds leasing, residents and finance, for accounting depth, drill-down reports and critical date notifications. The same sites report a learning curve, screens that take extra steps, modules licensed one by one, cost that fits large portfolios best, and limited developer access to the API. Most reviewers there run small, residential portfolios, so read these points as questions to check in your own demo rather than as a verdict for a mall operator. Based on publicly available information read in October 2026.
VemLease and Yardi Voyager side by side
The columns say what each platform is built for. Where Yardi does something VemLease does not, the table says so.
| Topic | VemLease | Yardi Voyager |
|---|---|---|
| Built for | Landlords and managers of shopping centres, retail, office, mixed-use and residential property who want lease, sales, footfall and space data in one platform | Large real estate companies that want property management, accounting and operations in one enterprise suite |
| Lease administration | Leases per company and management file with rent steps, indexation and turnover rent in one flow, government indexes read automatically in several markets, alerts before critical dates | Lease administration in Voyager and the Commercial Suite with critical date notifications |
| Turnover rent and tenant sales | Tenants report their own sales in the VemLease portal with automatic reminders; turnover rent is calculated from it; VemTenant collects tenant sales per store across the Vemco platform | Yardi Retail Manager handles turnover rent and sales entry through its portal |
| Service charges and CAM | Budget per cost line, allocation keys per community, periodic quota invoices, supplier invoices against budget, year-end settlement | CAM reconciliation inside the Commercial Suite |
| Footfall and occupancy | Visitors per entrance and floor from Vemcount sensors (contractual accuracy minimum 96 percent, typically 98 to 99) and space occupancy from VemSpace, next to the lease | Footfall is not a Voyager module; it comes from a separate provider |
| Accounting and ERP | Lease, charges and invoices in VemLease; connectors to SAP, Microsoft Dynamics, Sage and Salesforce, a REST API and a SQL Server data cube | Full property accounting and investment management inside the suite |
| Who develops it | Vemco Group's own development team; adaptations are built in-house when a customer needs them | Yardi Systems; configuration and extensions through Yardi and its partners |
| Working with Yardi | VemTenant sends monthly tenant turnover to Yardi and receives tenant and location data, so a landlord who keeps Yardi for accounting still gets Vemco sales and footfall data | Yardi stays the system of record; the integration is set up per customer |
| Support | Local support from Vemco Group's offices and partners | Yardi support and partner network |

When Yardi is the right choice
If your group runs property accounting, investment management and leasing for a very large multi-asset portfolio and wants all of it from one enterprise vendor, Yardi Voyager is built for that, and Vemco does not pretend otherwise. In that case the practical route is to keep Yardi and connect VemTenant for tenant sales and Vemcount for footfall: the integration is live today.
When VemLease is the better fit
If the daily work is turnover rent on reported sales, service charges over common areas, anchor leases with their dates, and the question of how many visitors each tenant actually gets, VemLease gives that to the property team in one place, with an ERP connector for the accounting and a development team that adapts the platform when your leases need it. Start with a demo on one of your own properties.
Questions about VemLease as a Yardi alternative
Is VemLease an alternative to Yardi for shopping centres?
Yes. VemLease covers the lease, turnover rent on the sales tenants report, service charge reconciliation, tenant invoices, critical dates and reporting for shopping centres, retail chains, office buildings, mixed-use and residential portfolios, with footfall and occupancy from the same platform.
Does VemLease replace Yardi or work with it?
Both are possible. A landlord can run leases in VemLease with its ERP connected, or keep Yardi as the system of record and connect VemTenant, which sends monthly tenant turnover to Yardi and receives tenant and location data. The integration is set up per customer.
Which Yardi product should I compare VemLease with?
Yardi Voyager with the Commercial Suite and Yardi Retail Manager, not Yardi Breeze. Breeze is Yardi's product for smaller portfolios and has a different scope, so Breeze experiences and prices say little about Voyager.
What do review sites say about Yardi Voyager?
Capterra, Software Advice, G2 and SelectHub praise one database for leasing, residents and finance, accounting depth and critical date notifications, and report a learning curve, extra steps in the screens, modules licensed one by one and cost that fits large portfolios best. Most reviewers run small residential portfolios, so test the points in your own demo.
Which ERP and systems does VemLease connect to?
Connectors to SAP, Microsoft Dynamics, Sage and Salesforce, a REST API and a SQL Server data cube for your own reporting, plus Vemcount footfall, VemTenant tenant sales and VemSpace occupancy from the Vemco platform.
What does the in-house development team mean for a customer?
Our own development team builds the platform, so when you need something adapted, we can do it. Requests from customers shape the roadmap, which is why the lease, sales and footfall data sit in one model instead of three products.
